Whenever you have out-of-towners visit El Paso, TX, one of the first things you visit with them is a good restaurant that serves a good ‘ol texan ribeye.

Maybe you drive all the way to Fabens, to Cattleman’s Ranch so they can experience what Texas is.

But, what if those ‘out-of’towners’ want to buy a house?

I met some customers in an Open House. They had just moved in from another state and wanted to buy a house as soon as possible.

“Can you help us?”, they asked us. (My co-worker Javier was leaving the Open House shift and I was just starting mine).

“Yes, we can”.

My co-worker and I decided to work as a team due to lack of time and seeing how anxious they were to find something.

We agreed to meet one Saturday Morning to tour the city, visiting every builder in El Paso. They were tending to buy a brand new house instead of a resale.

So early Saturday morning, my co-worker and I took our clients for a tour of the city.

And then, something funny happened.

We became tourists as well!

Driving around from west to east, questions would arise from them.

‘What beautiful mountains!’, my client explained! She is a wonderful person.

Our clients (an amazing couple from another state) were excited to see what the Real Estate had to offer.

She was a wonderful lady, talkative and with an awesome sense of humor.

He was more quiet, a thinker but we managed to make him smile from time to time.

I was surprised to see how amazing El Paso is!

As realtors, we focus on selling homes, property.

I never realized that by taking out of town clients on a city tour we were also selling the city!

We drove them everywhere.

We even drove them really close to the border so they could take a look at Ciudad Juarez, Mexico.

They got to take a picture of the big red X and of the beautiful mexican flag.

After visiting many builders, neighborhoods, houses, we started getting hungry.

“How about some mexican food? Real mexican food?’, my coworker suggested.

“Fine by us!”, they agreed.

We took them to Barrigas, a real mexican restaurant (that is, no yellow cheddar cheese on anything!)

I personally got to be grateful to live in a beautiful city like El Paso.

My co-worker and I make a good team when it comes to entertaining.

I think our clients felt how warm and welcoming the people from this city can be.

I can assure you that from now on, even if my clients are El Paso natives, I will sell them the city so they can feel that sense of pride of living here.

The Obama Mortgage

At Mendez Burk Realty this week, we have talked about how President Obama has been looking into helping out the economy by moving Real Estate and Financial issues around.

Edgar Barrientos, one of our agents in the office, mentioned something about reading or hearing Obama talk about lowering the PMI for new purchases of homes.

As an eager mindful person, I decided to search for answers to better understand this new proposal.

When looking for PMI and Obama, it took me to the FHA website, where I found this article and thought it was interesting.

I thought sharing this information with you would help you out in making a decision whether to buy or refinance your home.

Who Qualifies for This Program?

There has been a lot of press on what many people call the Obama Mortgage. But what IS an Obama Mortgage and who is eligible?

In early 2009, the Obama administration announced a program called Making Home Affordable. This program is expected to help nine million homeowners keep their homes and avoid foreclosure through refinancing and modified loans designed to lower monthly mortgage payments.

The Obama mortgage is not part of the Hope for Homeowners program started in 2008. Making Home Affordable does offer hope for homeowners in need of mortgage rescue, but there are specific conditions for the program. Do you wish to apply for refinancing under Making Home Affordable?

  • You must be current on your mortgage payments. Those who hope to take advantage of programs under a 2008 or 2009 housing rescue bill soon learn that staying current on your mortgage is often one of the first requirements. That’s one reason financial advisors tell people not to default or stop paying their mortgages. To qualify for an Obama Mortgage you must not have been more than 30 days late on any mortgage payment in the last 12 months.

  • Your home must be your primary residence. For those in need of homeowner’s relief with FHA loans, this is a very familiar condition, but for those in conventional loans, the “primary residence” requirement may be new. Those who don’t live in the building they seek refinancing for will not be approved for an Obama mortgage.

  • Your home must be financed with either a Fannie Mae or Freddie Mac loan. If you aren’t sure if your home loan meets this requirement, contact your loan officer or call 1-800-Freddie or 1-800-7FANNIE to learn more.

  • Normally, home owners with loan-to-value ratios above 80% are not eligible for refinancing, but Home Affordable gives homeowners affected by such loan-to-value ratios a second chance; you may be eligible to refinance into lower mortgage rates and stable interest rates if you qualify. The Home Affordable refinance program’s official site asks, “Do you believe that the amount you owe on your first mortgage is about the same or less than the current value of your house?” If so, you qualify for refinancing rather than loan modification.

If you meet these conditions, your next step should be to contact your loan officer to ask about starting the application process. You will need all information about your current loan, any second mortgage plus other lines of credit like credit cards or personal loans. You’ll also be asked to supply your most recent tax documents as part of the process of applying for an Obama mortgage refinancing package.

Legislation is pending to help those who have FHA and VA loans get similar homeowner relief as those who have Fannie Mae and Freddie Mac loans under Home Affordable, but as of now those with FHA and VA loans should ask their lenders what alternative options are available since the Obama mortgage is not designed for FHA and VA borrowers.

Interesting? Of course!

If Obama is giving you the opportunity to make sure you protect your investment with easier payments, then I think this is a “no-brainer”.
